Should You Sell First or Buy First? | North Texas Real Estate Guide

Should You Sell First or Buy First in Today's North Texas Market?

One of the biggest questions homeowners ask is:

"Should we sell our current home before buying the next one—or buy first?"

The answer depends on your finances, your comfort with risk, and the current market. In North Texas, both strategies can work, but choosing the wrong one can create unnecessary stress and expense.

Here's what homeowners should consider before making their move.

Option 1: Sell First

Selling first provides certainty.

You'll know exactly how much equity you have available, what your monthly budget will be, and how much you can comfortably spend on your next home.

Advantages include:

  • Strong negotiating position
  • No second mortgage payment
  • Easier financing
  • Less financial risk
  • More accurate home shopping budget
  • Intelligent & strategic pricing strategy

The biggest drawback is timing.

You may need temporary housing or a lease-back agreement while searching for your next home.

Option 2: Buy First

Buying before selling allows you to move only once.

This strategy works well for homeowners with substantial savings or enough income to qualify for carrying both homes temporarily.

Benefits include:

  • Less moving stress
  • More time to find the right property
  • No pressure to settle for a home that isn't perfect
  • Better control over your moving timeline
  • Intelligent & strategic pricing strategy

The downside is financial exposure.

If your current home takes longer than expected to sell, you may be responsible for two mortgage payments.

Today's Market Makes Preparation More Important Than Ever

The North Texas market isn't moving exactly like it did during the pandemic.  However in our area the Greater Mid-Cities we'll call it, a 12 -15 mile radius around Colleyville Texas is still in very high demand.  Approximately 15-20% of homes are still selling above the asking price and around 35-40% are selling for list fast.  We are still seeing close to 1,000 people moving to DFW daily from out of Texas.

While buyers have more choices, whenever they narrow their criteria based on their wants and needs - inventory is very low.

Homes that are properly priced and professionally marketed continue to sell, while overpriced listings often sit longer than expected.

That means your selling strategy should be developed before you begin shopping for your next home.

Know Your Equity Before You Start

Many homeowners are surprised by how much equity they've accumulated over the last several years.  The average homeowner has approximately $300-$400K in equity.

A professional market analysis can help determine:

  • Estimated sale price
  • Expected proceeds
  • Closing costs
  • Estimated cash available for your next purchase
  • Realistic buying budget

Knowing these numbers early makes every decision easier.

Consider a Lease-Back

One of the best tools available to move-up sellers is a lease-back agreement.

After closing, the buyer allows you to remain in the home for a negotiated period while you purchase your next property.

This can eliminate much of the stress associated with coordinating two closings.

Bridge Financing May Be an Option

Some homeowners qualify for bridge loans or other financing solutions that allow them to purchase before selling.

These programs aren't right for everyone, but they can create flexibility when the perfect home becomes available before your current property sells.

Working with both an experienced lender and REALTOR® helps determine whether this option makes financial sense.

Every Situation Is Different

There isn't a one-size-fits-all answer.

The best strategy depends on:

  • Current equity
  • Mortgage qualification
  • Desired timeline
  • Market conditions
  • Inventory in your target neighborhoods
  • Personal financial goals

A personalized plan often saves thousands of dollars while reducing stress throughout the transaction.

Thinking About Your Next Move?

Whether you're considering upsizing, relocating, or simply exploring your options, the first step is understanding your home's current value and developing a strategy tailored to your goals.

A professional consultation can help you compare both approaches and determine which path best fits your situation before making any major decisions.
